In most offices, the franchise fees charged to agents are always the same - except for a few agents. darwin Cloud makes it easy to set a general calculation rule for all agents and then separately set a rule for the exceptions.
Start with a deduction rule for ALL. With this rule, nothing needs to be filled in on the Agent's profile since the % to charge agent is "built-in" to the deduction rule.

- Click Franchise Fee
- Click new button
From the popup window
Step 1: choose deduction type is automatically filled
- Click next button
Step 2: choose name and sort order
- Enter rule name: Franchise Fee for ALL
- Sort order sequence is 1
- Click next button
Step 3: apply this rule for only one side or select All if this rule applies when agent is on either side
- Choose ALL for side
- Click next button
Step 4: only apply this rule to agents where the commission plans or subplans meet these criteria
- Choose all to include all commission plan
- Choose all to include all agent commission subplan
- Click next button
Step 5: apply these additional filters that are based on Side and subplan on the Property screen
- Choose ALL to include all property list side commission subplan
- Choose ALL to include all property sell side commission subplan
- Click next button
Step 6: apply this rule when the transaction type and accounting codes match these settings
- Choose all to include all transaction types (IH, OL, Rental, etc )
- Choose all to include all accounting code
- Click next button
Step 7: apply these rule criteria for the lead generation and the source of the lead
- Choose all to include agent generated and office generated
- Choose all to include all seller source
- Choose all to include all buyer source
- Click next button
Step 8: apply this rule only to agents in these offices
- Choose all to include all offices
- Click next button
Step 9: apply additional complex criteria for this rule
- Leave the advance criteria blank then click the next button
Step 10: formula type
- Choose percentage based
- Click next button
Step 11: apply this formula for this rule
- Click the ellipsis button for percentage field to enter the formula
- Enter the percentage - example is 0.085 (8.5%)
- Click save button
Step 11: apply this formula for this rule
- Click the ellipsis button for formula is field to enter the formula
- Double click on the merge field - Gross Commission to add it in the formula field
- Click save button

- Click next button
Step 12: CAP definition - if there is a CAP, which Total should be used to evaluate if Agent has reached CAP
- Skip this step and click the finish button
Next, we create a deduction rule that will be evaluated BEFORE the general rule. For this rule, we are specifying a specific commission plan where this rule applies. To have this rule apply for some agents, simply place those agents on this plan in their profile.
Let's start with adding this commission plan that will need this kind of rule.
- Click Formula
- Click Comm. plans
- Click here to add a new row
- Enter the comm. plan - Franchise custom per person (example) then click tab on the keyboard twice to add it
- Click save button
Now, add the deduction rule for Franchise custom per person
- Click Formulas
- Click Deduction rules
- Click Franchise Fee
- Click new button
From the popup window -
Step 1: choose deduction type is automatically filled
- Click next button
Step 2: choose name and sort order
- Enter rule name: Franchise Fee custom per person
- Sort order sequence is 0
- Click next button
NOTE: The sequence number is lower than the Deduction rule for ALL, so it will get evaluated first. If an agent is on the commission plan: "Franchise custom per person", then their Franchise fees will be calculated this way instead of the general rule above.
Step 3: apply this rule for only one side OR select ALL if this rule applies when Agent is on either side
- Choose ALL for side
- Click next button
Step 4: only apply this rule to agents where the commission plans or subplans meet these criteria
- Choose a commission plan that needs this rule from the dropdown, example for this - Franchise custom per person plan
- Choose ALL to include all agent commission subplan
- Click next button

- Choose all to include all property sell side commission subplan
