How do I Add Commercial Lease

  1. Click the Properties menu
  2. Click the (+) new button to add a new property
  3. Select add property manually
  4. Click Start
  1. Select the company
  2. Select the status from the dropdown
  3. Select the type code (Commercial)
  4. Select the accounting code (COMMERCIAL LEASES, etc.)
  5. Select the property type (Commercial-Other (C), etc.)
  6. Enter list date
  7. Enter in the ADDRESS information
  8. Click Add

Basic property information

  1. To enter the list agent, click the word none (hyperlink)
  1. Type a portion of the agent's name
  2. Click the search button
  3. Click the name of the agent
  1. Enter lease min:  the lowest amount that a lessor can expect to make (and a lessee can expect to pay) over the lifetime of the lease
  2. Enter l.max (lease max): the highest amount that a lessor can expect to make (and a lessee can expect to pay) over the lifetime of the lease
  3. Select lease type from the dropdown
  4. Enter l.term (lease term)
  5. Enter term days
  6. Choose property style from the dropdown
  7. Click save

NOTE: Active status requires list date and expire date

  • agreement date: date lessee and lessor sign the agreement
  • right to renew: whether the lessee can renew or not  
  • sub-lease: whether lessee can sub-lease the property or not
  • allow-mapping: whether the lessor wants to show the property in google map or not (Dash)

Pending Status

  1. gross rent: lease area x lease rate x term months (concession will be deducted if there is any)
    • use the check box to override the amount of the gross rent, then save
  2. lease area: predetermined section of a property that is covered by a lease
  3. l.rate (lease rate): the amount paid to rent an asset and the amount a finance company pays a vendor for a lease
  4. term months: means a full calendar month during the term period
  5. conc. (concession): money that will be paid back to the lessee
  • Pending status requires agreement date and estimated close date
  • Pending Status does not send to Dash
  • Commercial Leases only send via real time submission at this time
  • Lease term is required to send to Dash
  • Submits to Dash as Other Income when closed
  • To add views which show leases that are new or updated by the MLS feed reach out to support ([email protected])

Pending, expired and withdrawn statuses don't send to dash.  

To expire/withdraw a property user need to

  1. Change the expiration date to tomorrow's date
    • do not change the status
  2. Save
  3. Submit to dash
  1. Then user can change the status
  2. Exclude the property from submission
  3. Save
